our clients with immediate relevant expertise and differentiates
HIA from other market and financial specialists within the hotel
sector in Europe.
CHM provides experience of working in the homogeneous, single economy
market of the United States - direct relevant factually based experience
of exactly what economies of scale can and should also be achieved
in revenue generation, cost containment and brand development in
Europe.
HIA provides in depth local experience in the multi-cultural, multi-lingual
markets of Europe, which have a high propensity for travel across
national boundaries. Knowledge of this marketplace also provides
pertinent insights into the strategies required of US based investors
and operators to penetrate the less homogeneous overseas markets.

co-incidental. The senior professional staff of HIA and CHM have

of property assets and business operations, the founders of HIA
London identified in early 2002 that new hotel owners
(banks, property investors and other financial institutions) have
a clear need for knowledgeable, independent professional advice.
These new hotel owners are exposed to a significantly
different risk profile than in more traditional forms of property
investment.
In commercial property investment, annual income streams (rents)
are not linked to or dependent on the trading business of the tenant.
The investor/owner (who often benefits from a predefined yield for
fixed periods) is in effect, passive.
However, in hotel investments, hotel
leases, asset values and ongoing returns are dependent upon the
continuous maximisation of the revenues and profits of the operating
hotel business.
To ensure maximisation of investor/owner
income streams, knowledge of the strategies, tactics and operating
policies and procedures of the operator tenant is required
